At 160 Aldersgate, wepursued a full refurbishment which provided high-quality office space leading to the successful letting of the building with improved sustainability measures.
In terms of the height, the 8th floor and plant (top two floors) were removed and an additional three stories were constructed. This resulted in one additional floor and due to consideration of daylight/sunlight impacts the increase was only 1.2m as we were able to compress other floor heights.
Once the public consultation has been completed, we will look to see how we can incorporate any comments into the design. Following this we will then seek to submit a planning application to the City of London Corporation in early 2022.
During this process we will continue to liaise and update the community on our progress.
Yes, Castleforge is a long term investor in the City of London.
We aim to create lasting partnerships with the communities in which we operate and have a vested interest to see the area succeed. Should we receive approval we have every attention to proceed with the refurbishment of the building.

Castleforge is seeking to sensitively enhance 1 Golden Lane to future-proof the building by making it an accessible, sustainable and contemporary office building. Recognising the climate emergency we face, we have opted to refurbish the building, instead of a demolition and redevelopment.

Yes, workforces today expect to have terrace space which also helps contribute to healthy work environments by promoting air flow and providing amenity space.
During our initial stakeholder conversations we heard concerns regarding noise and overlooking. We have hired Andy Sturgeon, a leading Landscape and Garden Designer who is a multiple awards winner at the RHS Chelsea Flower Show, to address this. They will create attractive garden space on terraces that will reduce noise, improve the outlook of the building and protect the privacy of neighbours.
We will work with the City of London to establish rules for the management of the terraces in order to protect the amenity of neighbours. This will include restricted hours of operation, no excessive noisy activities and the agreement of a Management Plan to guide the use of terraces by occupants
We will be committing to using a consolidation centre to minimise vehicle trips to the site, something the existing building is not required to do. This will reduce the number of vehicular movements to 1 Golden Lane.

The City of London has some of the most sought-after office space in London which is high-quality and caters to the needs of a contemporary workforce. In order for 1 Golden Lane to continue to be an attractive place to work, which will ensure its continued use, we need to enhance its offering and modernise the building.
The space does not include amenity that a businesses now expect including good sustainability initiates, terrace space, accessible entrances and open office plans.
Golden Lane does not provide the quality of space that is needed to secure a long-term tenant for the building and protect its longevity.
Castleforge Partners is looking to create contemporary office space and facilities to attract an anchor tenant that can take a significant space within the building. This is vital in securing the long-term success of 1 Golden Lane.
The City of London has a long history of responding to adversity and we strongly believe that the City has the resilience to continue to be a hub of global commerce post Covid-19. Our investment in 1 Golden Lane is testament to our belief in the City’s continued growth.
We expect the refurbishment to take roughly 27 months. This includes:
Demolition: 5 months
Design and mobilisation: 7 months
Main works: 13 months
Office fit out: 9 months
We will be undertaking a number of measures to reduce disturbance for our neighbours including:
• Access scaffold will be installed to provide protection to neighbouring properties and grounds.
• Full scaffold will be encapsulated to prevent materials and dust leaving the site boundary.
• Dust and noise monitors will be setup and monitored during the construction phase. Dust from the site will be carefully managed and damped down continuously throughout the works, particularlywhen waste is being cleared from site.
• Surveys will be undertaken and vibration / movement detection will be installed to monitor any impacton the surrounding buildings.
• The contractor undertaking the work will be a member of the Considerate Constructors Scheme.
• A not-for-profit, independent organisation founded in 1997 to raise standards in the construction industry.
• We will provide a community liaison officer to assist with any concerns or comments from the local community.
